Terms & Conditions Brookthorn Bristol Stays
These Terms & Conditions are aligned with the house rules, booking policies, and expectations used on Airbnb and Booking.com.
By booking directly with Brookthorn Bristol Stays, you agree to the same standards of conduct and occupancy.
1. Bookings & Payment • All bookings are subject to availability and confirmation. • Full payment is required at the time of booking unless otherwise agreed. • Prices include utilities, Wi-Fi, and standard end-of-stay cleaning. • Any optional extras (such as late check-out) will be clearly communicated and charged where applicable.
2. Guest Verification • The lead guest must be over 18 years of age. • We reserve the right to request valid photo identification prior to arrival. • Failure to complete verification may result in cancellation without refund.
3. Check-In & Check-Out • Check-in: From [e.g. 3:00pm] • Check-out: By [e.g. 10:00am] Early check-in or late check-out may be available by request and is subject to availability. Unauthorised late check-out may result in additional charges.
4. Occupancy Limits • The maximum number of guests stated on the booking must not be exceeded. • Only registered guests are permitted to stay at the property. • Breaching occupancy limits may result in immediate termination of the stay without refund.
5. House Rules • No parties, events, or gatherings are permitted. • Quiet hours must be respected at all times, particularly in residential neighbourhoods. • Smoking is not permitted inside the property. • Pets are only allowed where explicitly stated and agreed in advance. • Commercial use of the property (including filming or photo shoots) is not permitted without written approval. Failure to comply with house rules may result in termination of the stay without refund.
6. Cancellations & Refunds • Cancellation terms are clearly stated at the time of booking. • Refunds, where applicable, will be processed in line with the agreed cancellation policy. • No refunds are given for early departures.
7. Cleaning & Property Care • Standard cleaning is included in the booking price. • Guests are expected to leave the property in a reasonable condition. • Excessive cleaning, damage, or misuse may result in additional charges.
8. Damage, Loss & Security • Guests are responsible for the property and its contents during their stay. • Any damage, loss, or missing items may be charged to the lead guest. • Please report any breakages or issues promptly so they can be addressed.
9. Access & Maintenance • We reserve the right to access the property for essential maintenance or emergencies. • Where possible, notice will be given in advance.
10. Liability • Brookthorn Bristol Stays is not responsible for loss or damage to guests’ personal belongings. • Guests stay at the property at their own risk. • We are not liable for disruptions caused by factors outside our control (including utility outages, weather events, or local works).
11. Right to Refuse or Terminate a Stay • We reserve the right to refuse or cancel bookings where we believe house rules may be breached or misleading information has been provided. • Serious breaches may result in immediate termination of the stay without refund.
12. Privacy & Data • Guest information is used solely for managing bookings and guest communication. • Data is handled in accordance with UK GDPR requirements.
13. Governing Law • These Terms & Conditions are governed by the laws of England and Wales.
